Fitzroy Place, Fitzrovia

Radmat Building Products were contracted by specialist building envelope contractor Prater to provide a waterproofing, hot melt and insulation package for the 3-acre site development, with products applied from beneath the paved areas at ground level up to the top floor. Radmat’s PermaQuik 6100 and ProTherm insulation were chosen for their ease of use, versatility and BBA Certification.

Located in Fitzrovia, one of London’s most prestigious areas, is just a few minutes walk from Mayfair, Soho, Marylebone and Oxford Street. The development accommodates 235 private apartments, office buildings and restaurants and is empathetically integrated with the beautiful facade of the old Middlesex Hospital. 

Buildings on the site were developed concurrently which made the project a logistical challenge, particularly with regard to the distribution of materials to areas such as the balconies on the residential apartments. This involved the use of hoists through floors where internal finishes were being installed, while access was particularly limited on the roof where the team frequently needed to work in tight spaces.

Due to the speed of the build, design details had to be developed to accommodate the requirements of a changing and fluid programme, so complex sequencing with other contractors was required throughout the project’s duration. The flexibility of PermaQuik enabled this fluidity to continue.

PermaQuik was implemented for waterproofing and protection beneath the green roof finish on the residential blocks’ main roof areas as well as on the extension to the chapel. The team worked in conjunction with trained horticulturists to achieve the correct green roof finish.

The Fitzrovia Chapel, a Grade II listed building, is located within the Fitzroy Place development on the site of the former Middlesex Hospital. The chapel is regularly used by the community and has been preserved and extensively restored. The extension featuring the roof area links it with the new building. As the roof is overlooked consideration has been given to the green roof detail to improve aesthetics.

The result is a stunning set of residential, commercial and retail spaces within public space – a calm oasis for residents and business people alike. Guaranteed to last the lifetime of the building, PermaQuik 6100 will ensure the project will remain a pleasant space to live, work and enjoy.

Angel Court, Bank

Fletcher Priest Architects were appointed for the design of Angel Court, with the ambition to inject a new social community into the area, as well as an exquisite reconstruction of the thriving financial aspect of the area, being situated in Bank.

Specialist façade and roofing contractor Prater worked together with Radmat to deliver a hot melt package on this 25 storey project which provides 30,000 sq ft of new office space, with 4,300 sq ft being dedicated to the sky floors offering panoramic views of London. Logistically, the project was especially challenging with the commercial and residential elements being built concurrently – restricting the distribution of materials on site.

The project features five roof gardens and terraces – a worthy addition to Bank Conservation Area. Radmat’s PermaQuik PQ1600 Hot Melt Monolithic waterproofing system was chosen in order to ensure that all rooftop gardens and all concrete decks were completely watertight with minimal runoff, coupled with its BBA-certified durability for the lifetime of the building.

To meet the thermal requirements, ProTherm QuantumPLUS was specified for its revolutionary properties since the upstaged height was insufficient to allow the installation of a normal XPS. Subsequently, the installation of Quantum meant that the U-value and the Part-M access requirements could be met without compromising the building’s aesthetics. This was also the first installation of ProTherm QuantumPLUS globally.
